At closing, the real estate taxes will be "prorated". The seller will be credited for the property taxes that were paid for the time the buyer will own the home. For example, let's say the property taxes were $1,200 for the year and closing occurred on June 30th. The buyer would reimburse the seller for the real estate taxes from July to December.
On the other hand, if the real estate taxes were not paid by the seller, the seller would pay the buyer the real estate taxes that were the responsibility of the seller. The real estate taxes are prorated. In short, the buyer will not pay the seller's tax and the seller will not pay the buyer's taxes, unless negotiated by the sales agreement. The proceeds from this calculator will not transfer to the seller net calculator. If however, the seller will be paying the buyer, you should carry that amount to the unpaid real estate tax line. Do not enter a negative sign on this line. See additional notes below.
